Clonmel-based auctioneers PF Quirke & Co are putting a rare, large, quality holding up for public auction on June 25.

The farm is very well located on the outskirts of the town of Clonmel on the Waterford side and its position means that it will attract the keen attention of non-farmers, as well as those looking for the rare opportunity to get a hold of 103 acres of top-quality pasture in the Golden Vale.

The auction is due to take place at the offices of the auctioneers on Gladstone Street in Clonmel, and although the property has only just been launched, auctioneer Pat Quirke is encouraged by the level of enquiries so far and expects that there will be a good turnout on the day.

“We’ve had a good number of enquiries already,” says Pat. “I think that it will work well for us.”

With the public road running through the farm, it is being offered in lots. Lot 1 consists of 34.2 acres, Lot 2 is 69 acres and Lot 3 is the entire holding.

The size and the proximity to the busy town of Clonmel are the main standout features of this farm, Pat adds.

“To get a block like that is so rare; we’d have plenty of smaller parcels for sale, but to get a block of that size in one go is a great opportunity.”

The other advantage of its location is that it offers the real possibility of planning permission for a house to be built on-site.

“I think it’s something that someone looking to build a home in a nice plot of ground will also be interested in,” says Pat. “It’s just off the N24 and you’re near Cahir and the M8.”

The price guide of €2,500,000 (€24,300/acre) is a realistic one for this large and rare package.
