Since the advent of the Covid-19 lockdown, working from home has become a permanent kind of normal for a large cohort of workers.
The lockdown experience has also left people with a greater emphasis on self-sufficiency.
All of this means that there is now likely to be as much interest from the house-buying sector as from the agricultural sector for medium-to-large sized holdings, such as a 66-acre residential farm near Ballyporeen, Co Tipperary, which has just come on the market, . So says selling agent Michael O’Donovan of the Fermoy branch of Sherry Fitzgerald O’Donovan Auctioneers.
“I would say that there would be about half and half,” says selling agent Michael, when asked what sources of interest are likely for this farm, which features a number of strong selling points.
“It’s well located and it’s in a lovely spot, actually.
“It’s a place with a bit of character, there are some nice trees around it, and nice views from it.”
The property is located in the townland of Glenacunna, approximately 2.5km south of Ballyporeen and overlooking the famous village.
This is at a point where the land is beginning to rise, so while the land is generally good, it doesn’t feature in the top quality echelon of land that one might associate with South Tipperary.
Furthermore, there are parts of the property with lesser quality land, as Michael explains.
“Of the 66 acres, there are about 52 acres or so of grassland, and then you have a further 12 acres which is woodland and gorse or scrub. Then the house and yard take up another two acres approximately.”
The house is in excellent condition throughout, as are some of the outbuildings, particularly the recently-built slatted shed.
Accommodation includes three bedrooms, a utility room, living room, dining room, kitchen, and large bathroom.
There is a water and electricity supply, and the proximity to the M8 motorway means that it is within a 50-minute drive of Cork City.
The price of €650,000 is described as “realistic” by the selling agents.
It should also be attractive enough to draw a number of bidders from within and without the farming community.
