Cork farm guide priced at €14,000 per acre

The area around Carrigaline in south Co Cork has been a property hotspot for some time.
It’s a town and a zone with multiple advantages in terms of property value, situated within a short distance of Cork City, Cork Airport, and sea ports.
There is one of the largest industrialised zones in the country on your doorstep.
And last, but not least, there is very good farmland here.
For all the above reasons, therefore, the appearance of a large holding on the market this part of the world is going to turn a lot of heads.
Such is the case with a 94-acre farm close to Carrigaline that is listed jointly with Cork-city-based auctioneers Irish & European and Michael McKenna.
The property, known as Rosehill House, is located in the townland of Ballinvarosig, 2.5 km from Carrigaline.
This residential holding is dissected into two parts by the public road.
It is essentially land of purely agricultural interest, but the fact that there is a derelict dwelling on it, and that it may be sold in lots, makes it interesting both for farmers and those looking for a home.
The frontage onto the public road going through the property makes the farm conducive to being sold in lots.
This is an option that will be available, according to Joe McCarthy of Irish & European, one of the two selling agents.
We’re guiding at around €14,000 per acre. It’s in the heart of south Cork, and just a few kilometres from the town of Carrigaline. It’s well- located, therefore, and we can sell it in one, two or three lots.
“The entire holding is Lot 1, the house with 53 acres above the road making up Lot 2, and the third lot consists of the remaining 41 acres located on the lower side of the road.”
The home is a period residence in need of complete refurbishment, according to the selling agents. Its structure is basically sound, however, so it means that a future owner of this property would be able to turn it back into a very desirable family home.
“Indeed, we could also sell the house and about five acres with it as well.
“Because of its location close to Carrigaline, that would attract interest from people who want to live close to the town, because they could refurbish the house.
“It’s in need of total renovation, and money would have to be spent on it, but at least it essentially gives you a planning permission for a nice quality house.”
There has been a good bit of interest, according to Joe, even though the property has only just gone on the market.
The land, in this case, is of excellent quality, and has been well worked and maintained over the years, according to the agents.
“The land here is of top quality,” says Joe.
You could do dairying, tillage, stud farming, or any agricultural activity. It’s free-draining and it’s laid out in good-sized fields.
The primary interest here is an agricultural one, but the final price that it will achieve may very well be dictated as much by the level of interest in the house as in the land.
