For one, it’s all about the land, while the other is a magnificent Georgian residence set on a large mature site.

The guide price for the 53-acre self-contained parcel of land (with no SFP) is currently advertised at €620,000. This translates to €11,700 per acre, but it’s not putting off the growing interest:

“No-one is frightened off by it,” says selling agent Denis Collins. “I’d be surprised if it didn’t make more than that due to the quality of the land: it ticks all the boxes, really.” The same agents sold land at the start of the year without any outbuildings, which made €15,000 per acre.

There’s a good mixture of farming activity locally and this area is also in the heart of horse-breeding country, with the land in question having seen a number of thoroughbreds feeding royally on its rich pastures.

Consequently, the land is well laid-out and will lend itself to any kind of farming, according to the agent. It comes in essentially two blocks that are very close to one another and which all enjoy exceptionally good road frontage at Spitalfields within 2km of Buttevant village.

The outbuildings are in excellent condition and include two cubicle sheds (measuring 70’x28’ and 63’x21’ and each with 42 cubicles), a hayshed (63’x21’ and with a concrete floor), a disused milking parlour and other general purpose sheds, as well as a dung-stead and a concrete yard.

The next owner of this property may well wish to add further value by building a dwelling on the site.

According to the auctioneer, past planning history indicates very good potential for residential development on the land.

The second lot — also for sale by private treaty — consists of the original house with just over 2.5 acres. This captivating property is attractive enough to interest a number of buyers in its own right.

“It’s really rare that such a place comes up on the market,” says Denis, who feels that properties such as this represent a dream purchase for many. It holds many attractive “estate” features, including mature trees and stone boundary walls.

The Georgian residence was originally built in the 1760s. It is accessed via a delightful tree-lined avenue and has been very well maintained over the years, with the current owners having retained a number of its original features.

These include its trademark elegant fanlight over the front door, tall reception rooms with ceiling cornices and its original sash windows.

“It’s a big imposing house,” says Denis. “There are six bedrooms in it, five of them en-suite, three reception rooms, an old-style kitchen and a pantry out the back.”

Outside in the enchanting mature surroundings, there are two wonderful stone courtyards with their original lofted outhouses and 15 stables while for many, the pièce-de-resistance will be the private walled garden that extends to a full 0.8 acres of carefully tended vegetable plots.
