Famously, the last time this land at Oliver’s Cross, Mallow, Co Cork, was sold, back in the early summer of 2005, the auctioneer involved described the deal as "selling the sizzle and not the steak".

At the time, the land, which is located on the outskirts of Mallow town, wasn’t zoned, but that didn’t stop it selling for in excess of €50,000 per acre — or €3 million at auction.

Fast forward to this month and the property, now just shy of 50 acres, is back on the market again, only this time with a chaste private treaty guide price (by 2005 standards anyway), of €650,000 through Sam Daunt of Savills.
