A pristine, country house property in Co Tipperary’s horsey country, Acraboy House is a bit of a smasher — impressive, large with a good amount of accommodation, but not too big to be uncomfortable to live in and with enough of a land belt to make it a viable, country property.

Ideal for those with an interest in pedigree cattle or horses, the house comes with 91 acres of Golden Vale pasture land and is on the market with Edward Townshend, asociate director of Colliers International country house division, for offers in excess of €2m for the entire.

However, because the country house market has a limited pool of buyers at the moment, (mostly UK, with a handful of indigenous, potential purchasers), the property is also being offered in lots, the entire and a smaller lot to include the house and 25 acres of land — this has a guide of €1.5m.

And the house is no small acquisition at 5,700 square feet with two stone courtyards and converted outhouses that includes a games room and pub/recreation room, as well as a manager’s cottage.

Acraboy House, at Monard, is a move in proposition — completely restored by its present owners, who brought the property in 1990 and have lived there continually since. The family used Acraboy as a lifestyle property, says Townshend, and now that the children are grown, the house and grounds are surplus to requirements and the vendors are looking to downsize.

He’s prepared to sell the bulk of the land, some 66 acres separately and gives a rough guide of €10,000 per acre for the pasture land, which is all in one block and divided by two central avenues — one of which is the more formal driveway and serves the main house.

Originally part of the Ballykisteen estate, (it was divided in the last century and one half is now an hotel at Limerick Junction), this property would function nicely as a stand alone equestrian enterprise, says Edward Townshend. “Located in an area renowned for its bloodstock breeding, Acraboy would suit most equestrian enterprises including a stud farm or trainers’ yard.

“There is excellent hunting locally with the Tipperary, Scarteen and Limerick Hunt and racecourses nearby include Tipperary Racecourse, which is within a mile of the property, as well as Clonmel and Limerick. Ballykisteen Hotel and golf course are also close to the house,” he says.

The six-bedroom house is ideal for a family and the land, which is let, is in good condition, he adds.

There are no modern buildings with the house, but it does come with two, superb courtyards, says Townshend. The first, adjoining the house includes six loose boxes, a dovecote and a lofted barn of 1,700 plus an additional 1,250 square feet of storage space with workshop and garage.

The staff cottage, meanwhile, will need upgrading on the second floor, but the ground floor is good, and includes a kitchen, livingroom and bathroom with two bedrooms overhead. The separate stable yard has 12 loose boxes and the house also comes with two, walled gardens as well as formal gardens surrounding the house.

The property is ideally located off the main Tipperary/ Limerick road and is accessible to Cork, Limerick and north Tipperary as well as being within minutes of the main line rail connection to Dublin.

Edward Townshend says there should be good interest in this lifestyle property of which 85 acres are in permanent pasture, divided into seven level well-fenced paddocks.
