Greystar expands its student accommodation portfolio

Planned investment by Greystar includes works at Mayor Square to raise energy ratings.

US firm Greystar, which develops and manages student accommodation properties in Ireland, has completed the acquisition of a 724-bed purpose-built student accommodation ("PBSA") portfolio in Dublin and Galway, known as Project Galaxy, from EQT Exeter.

The assets — Mayor Square in Dublin’s International Financial Services Centre and Cúirt na Coiribe in Galway — are both fully occupied.

The deal, understood to be worth more than €100m, marks Greystar’s second major investment in Ireland’s PBSA sector following the acquisition of Point Campus in Dublin in December 2024. 

That development is Ireland’s largest off-campus student scheme with just under 1,000 beds. Greystar now holds a portfolio in Ireland of more than 1,700 student beds.

The three properties will operate under Canvas, the company's pan-European brand for student and young professional housing. Canvas is expanding rapidly across Europe and now includes 32 assets in seven countries.

"The acquisition of Mayor Square and CĂşirt na Coiribe represents a step change in our expansion, with the purchase of the latter marking our first investment outside Dublin. Together with Point Campus, these assets establish a national platform for student housing in Ireland."

Planned investment includes works at Mayor Square to raise energy ratings, and a multi-million refurbishment programme at CĂşirt na Coiribe to enhance amenities, upgrade lifts, and modernise living spaces.
