The plasterer who owns this 1970s house in Douglas in Cork has completely rewired, replumbed, and renewed it, writes Trish Dromey.

The stone-fronted exterior of No 106 Greenhills Court in Douglas hasn’t changed but, on the inside, it’s like a new house.

An open-plan layout, a breakfast bar, modern kitchen units, and an upgraded energy rating are just some of the changes carried out by its owner, a plastering contractor who bought it in 2015.

“It was a shell with little except for a stove — he rewired, replastered, and replumbed,” says Mark Rose of Rose Property Services.

He also turned the two reception rooms into one bright living area, and used the space being wasted in the hall to create a small utility area for a washing machine.”

Mr Rose says that, in addition its new kitchen, the house also has a renovated bathroom and a newly- added en-suite in one of the bedrooms.

The owner upgraded the BER rating in the 1978-built property to a C2 by dry lining, and by pumping insulation in the walls, and fitting a more efficient boiler, he added.

Both because of its Douglas location and its makeover, Mr Rose was expecting very busy viewings this week:

“This is an attractive and affordable option for first-time buyers, but will also appeal to investors because this is a very popular rental area.”

The property has a long living room/ kitchen dining which has a fireplace with a wood-burning stove in the living area and painted shaker-style units with metro-style splashback tiles in the kitchen.

Dividing the kitchen area from the living room is a section of wall with a dining hatch which doubles as a breakfast bar.

There’s also a small utility area plumbed for a washing machine. Upstairs, the property has a bathroom and three bedrooms including one small one as well as one which has now been fitted with an en-suite.

Enclosed by white picket fencing at the rear is a lawned garden with a picnic table, a shed, and a patio.

The property is around a kilometre and a half or a 15-minute walk from Douglas village.

The Property Price Register shows two sales at Greenhills Court in December last year — the house next door No 105, another three-bed end of terrace one, sold for €200,000 while No 1 , yet again a three-bed end of terrace property, sold for €230,000, €50,000 above its guide. The Register also shows that, back in 2015, No 106 sold for €130,000.

VERDICT:

Highly affordable for a modern, ready-to-go property in Douglas.
