AN ARCHITECT-designed, crisp, white, extensively glazed private family home off Cork’s Clash Road, near Ballincollig, was a low-key market arrival going back several months ago, hoping for a summer pick-up.
But now, with the year drawing to a final season, and a new-build, new home development Steeplewood just launching for sale this weekend at prices from €420,000 to €620,00 (likely to have some in excess of €820k), in the hinterland and adding to the area’s profile and activity levels, the decision has been taken to more loudly proclaim this house’s attractions.
Guided at €895,000, this is a bit of a contemporary whopper, built in 2012 when it replaced a cottage on a half acre plot on quiet Clash Road to the west of Ballincollig, and runs to over 4,200 sq ft, all on the one level and deep, staggered footprint.
Set behind electric gates, it’s half-acre also has a separate, detached studio of over 600 sq ft, so, all-in, it works out at a very high end home with excellent finishes, for less than €200 per square foot.
Given the recent rises in build costs, and craft shortages, you’d be tested to build it for much less, in fact.
And, what might you pay now for a half acre site today, here between the Model Farm Road and Ballincollig, close to N40 bypass access points and the Curraheen Road?

It’s secluded and not overlooked (the neighbours are single storey also) and comes with a B3 BER, heat recovery/ventilation system, zoned underfloor heating, wiring for surround sound, and has a long, central hallway, with overhead roof light.
All four bedrooms are en suite, and the large master bedroom has a south-west aspect, garden access, a private bathroom and walk in robes.
Elsewhere, the main living section is an L-shaped kitchen/living/dining area, with roof-light over the kitchen island, and off to one side is a playroom, and these linked rooms also serve to create a sheltered outdoor patio/terrace, enclosed on three sides, and accessible from both the dining area and the playroom.

Those looking at today’s launch of Steeplewood, Carrigrohane, where the largest 2,800 sq ft A3 rated builds may be priced in the €820,000s, might want to stretch the budget for this one-off.
VERDICT: Superb interior and exterior.
