You are almost in the back yard of the large Ballymaloe House series of east Cork enterprises, in the winsomely named William Hannah Cottage, up for sale on five acres of land.
The fully renovated old stone cottage has a €295,000 asking price via agent Miah McGrath of McCarthy and McGrath auctioneers in Midleton, and with the acreage, there’s enough room for a couple of pets, ponies, pigs and a few polytunnels. Yep, it’s exactly that sort of down-home on the mini-farm lifestyle that will attract — plus the fact you’re only a half an hour or so from Cork city, with beaches at Garryvoe.
The roadside setting is just half a mile from Ballymaloe Cross and Barnabrow House, and across the road are a couple of enormous tillage fields which are part of Ballymaloe’s fertile block of land, while the land on offer with William Hannah Corttage is pasture, a four acre field, plus two small paddocks, one either side of the house.
The re-insulated single storey cottage has a living room and kitchen, each with some internal exposed stone walls, three bedrooms, and a bathroom in checkerboard black and white tiles, like a wrap-around chessboard.
VERDICT: Your move.

House hunters looking for a place with character will fall for Parsons Cottage, especially if they are into rivers for fishing or boating.
This River Bride/Blackwater- tributary bounding thatched home has launching rights for a boat onto the river (who knew you needed that?), but not fishing rights.
Selling agent Eamonn Spratt in Dungarvan seeks offers around €175,000, and there’s been a price drop: two years ago, a different agent had the 2005-renovated home priced at €265,000.
The picturesque home with a well-groomed roof is on an acre, with separate four-roomed outbuilding with some upgrading/conversion potential.
It has kept the best of old, such as some sash windows and deep inglenook fireplace with solid fuel stove (stoves with flues are ideal for cutting down the draughts in these huge chimneys) but also has oil central heating, broadband, an alarm and satellite TV.
Rooms include that characterful living space, with inglenook fireplace with crane, vaulted ceiling, and wood floor, galley kitchen with timber units and ceramic sink, two bedrooms, utility and re-done bathroom with slipper bath.
VERDICT: The 1800s updated.

It’s the site, primarily, that’s attracting attention (and, now, bids) to Bernadette Way, a pleasant 1930s-style detached cottage on a 0.6 acre rural site up behind the monastery in Rochestown, Cork.
Initially guiding €325,000, and dropped to €290,000 by agent Gerard O’Dea of Andrew Moore & Co, it is under offer at a sub-€250,000 sum right now. According to Mr O’Dea, planning in the area is A3, and so is generally tightly controlled. However, this home could be used for extension or even replacement in time, given the site’s size and attributes — subject to planning permission. It includes an attached garage and some outhouses, as well as ruins of an early 1800s dwelling.
This private home has original terrazzo tiling in the hall, a sitting room that’s 15’ by 11’ with open fireplace, a similar sized living room or third bedroom, kitchen with old Rayburn, and two other bedrooms, one with fireplace. There’s also a bathroom with bath, a utility, and a scullery with old ceramic sink. Windows are double glazed, and there’s oil-fired central heating.
VERDICT: A great chance to put a marker down in Upper Rochestown.

Only a few weeks on the market, and already getting second viewings — this Glinny two-storey detached home seems to suit buyers looking for an easy rural lifestyle. Built only six years ago, the four-bed home on an acre with open south and west views has the simplest of unfussy design on its exterior, with windows kept absolutely plain — no glazing bars or fake sash divides here in the single pane, tilt and turn frames.
The location is at Riverstick, between Cork and Kinsale, and beaches are near enough, while Riverstick village itself has had a recent physical renewal, with lots of new servicesfor its scattered population.
Selling agent for this Glinny riverstick home is John Barry of Keane Mahony Smith, says at €295,000 it is competitively priced for detached homes in the hinterland.
And, he adds that the house ticks boxes too for its site area, aspect, and privacy.
Rooms include two reception rooms, kitchen/dining rom, shower room, four bedrooms with master en suite, and family bathroom.
VERDICT: The location is an easy one for city workers wanting lifestyle options close to hand.
There’s a garden site of two-thirds of an acre with the detached bungalow Glenloc, just off the start of the Bandon Road in Cork’s Ardarostig, Bishopstown on the city’s western fringes.
Auctioneer Mark Gosling of Jeremy Murphy Associates guides the well-kept home on what he says are pristine and colourful gardens with a west-facing sun room at €395,000.
It’s front conceals the amount of space and rooms on offer, with a big and bright 32’ by 14’ living room, which is extensively glazed, there’s a conservatory/family dining room to the back, with oak floor and two sets of French doors to the garden and BBQ decking area with a south-west aspect. There’s also a kitchen/dining room with pine units and an island, and a outdoor utility off the deck. Four of the bedrooms (or three plus office) are part of the main house, and there’s a fifth en suite bedroom or gym with separate access off the decked rear.
VERDICT: Glenloc has all of the positives of a rural home, but is just minutes’ from Bishopstown, while the new ring road flyover, currently under construction, will speed access even more.
