The Turners Cross property won't be around for long

Blink, and you might miss what’s on offer at this fresh-to-market family home called Marlfield, or No 25, Doyle Road in Cork’s Turners Cross: it packs in a surprising 1,675 sq ft of space, four bedrooms, and has oodles of colour-punctuated character into the bargain.

It’s a semi-detached dormer which has swelled in recent years with a quite
substantial first-floor box extension that gives great ceiling heights up above, and it’s also been extended out, at ground level only, for more kitchen/dining space to the rear.

It started first viewings this week with estate agent Jeremy Murphy, who stresses the deceptive nature and quality of the property, which he pitches at a very broad cross section from first-time buyers to traders down, as well as to families, given the schools mix in the area.

Into the overall home-hunters mix he might well also find viewers coming who’ve grown up in the Turners Cross area,moved out, and who now want to come back for city suburban convenience among other reasons.

No 25, or Marlfield, is on a stretch of Doyle Road close to Curragh Road/Kinsale Road, with a nice mix and cross section of homes: across the road are long terraces of two-storey houses, and this side and section include terraces, semis and some detacheds as well.

Estate agent Jeremy Murphy guides Marlfield at €325,000, and Price Register
references indicate that No 27 Doyle Road right next door sold last year, for €235,000, having launched at €220,000 in early 2016 as a more standard three-bed semi-D of
930sq ft.

Despite its extension bringing the now two-storey No 25 up to over 1,650 sq ft, there’s still an attached garage, and side access to the back garden (always a handy adjunct,) but the ground floor extension has eaten up a fair bit of the generally south-aspected back garden.

Still, what’s left is useful, and is in sections, including some lawn and gravelled area for BBQs, al fresco coffees and the like, and links to an outhouse used for laundry, with cat-flap.

Internally, there’s a central hall past the wood-effect pvc door, and rooms include a living room and a family room/study, each to the front with wide bay windows, and one has a painted fireplace.

There’s a deep open plan kitchen/dining room with shaker style units and some
quirky touches and display shelves with access to the gravel patio, plus a ground floor main bathroom, and two ground floor bedrooms, one with walk-in wardrobe.

Up overhead, with full stair access, are two more bedrooms, with white painted floors, and a second bathroom with shower, under part-sloping ceilings.

As he started viewings mid-week, Jeremy Murphy say the condition is excellent, the location is similarly keen, within a walk of the city centre with off-street parking, and is near a full range of services including sports stadia in the hinterland, an Aldi, lots of retail warehousing/houshold goods, and bars like the Tory Top (curently set to change hands, after being in the same hands since 1989,) while the Turners Cross Tavern has reopened after a recent sale and a revamp.

VERDICT: Won’t be around for long.
