Starter home: Gneeveguilla, Co Kerry €55,000 each

THERE could be a ‘flipping’ great opportunity for a tradesman (or woman) willing to put in the work at An Páirc in Gneeveguilla, Co Kerry buying a first home and/or an investment property to sell on in a ‘flip’ once it’s complete.

Starter home: Gneeveguilla, Co Kerry €55,000 each

Size: 117 sq m (1,255 sq ft)

Beds: 3

Baths:2

BER: N/A

That’s according to auctioneer Tadhg Gallivan of Property Partners Gallivan, who is handling the sale of the semi-detached numbers 29 and 30, currently on the market for €55,000 each.

Only those who are happy to get stuck in and sort out the completion of the project need apply. What’s done so far, apart from the bare walls, roof, windows and front door are the first fix plumbing and first fix heat recovery ventilation.

The houses were built eight years ago as part of a 14 unit development. Over half are lived in at present - so all services are in place, including the necessary ground works for the unfinished properties.

These two houses are the only unsold ones in the development in need of so much work.

Others are at a further stage of completion but so far have not come on the market. If they do come up for sale, the price will definitely be higher, according to Mr Gallivan.

An Páirc is located in the village of Gneeveguilla, four miles from Rathmore and 13 miles from Killarney, Millstreet and Kerry Airport.

The village covers a big hinterland and Tadhg Gallivan says it is suitable as a base for people employed in all of these areas, including Mallow and Ballydesmond where Munster Joinery is located.

VERDICT: A project not for the faint hearted but could work out as a very cheap home.
