Derelict traditional farmhouse has a special location, Tommy Barker reports

BUYING this scenically-set farmhouse, in or around its €99,000 price guide, is just for starters — that’s when the hard work and imagination is called upon.

For sale in a quite special West Cork location is this old, derelict traditional coastal lofted farmhouse on two and a half glorious and green acres, along with farm buildings. Selling agent Henry O’Leary reckons it’s going to sell quickly, and may go over the €100,000 level on site value alone. He calls the setting picture postcard pretty — “one of the most spectacular settings along the West Cork coast”.

Just put on the market, it’s already attracting interest, even though there’ll be as much work in renovating it as in building from scratch.

Not only is the potential untapped, the front door hasn’t even been opened yet. Floor plan? Make it up yourself. Be creative. and then talk to the planners.

Location is at Killilleen, south-west of Church Cross, between Ballydehob and Skibbereen, with views over water to Kilcoe Castle and the islands of Roaringwater Bay. The house and outbuildings occupy around one-third of an acre, and there’s a two-acre paddock, with optional three acres a few hundred yards away.

VERDICT: The auctioneer’s photos caught the shimmering blue-green sea on a good day.
