Rose Martin explores 15 Hayfield, a €750k four-bed family home in a wonderful location on Cork’s Model Farm Road

THE hum of a car engine in the wee small hours doesn’t disturb the inhabitants of Hayfield, on Cork’s Model Farm Road, rather, they turn into the duvet, grateful that it’s not their call-out at God-awful o’clock. Not this time, anyway.

You see, Hayfield is an acknowledged hotspot for medics — the location and the niche make-up of this estate of detached houses make it highly desirable — especially becauase of ease of access to three of the city’s largest hospitals.

 

Auctioneers tell that back in the bad old days of the boom, bidding on houses for sale here was decided over the operating table or during rounds — one’s turn being decided by the fraternity — while neatly circumventing bidding wars into the bargain.

This time round, after a sale’s lull of several years, (the last sale in the estate was in 2013 and in the mid-600s for a similar property), No 15 Hayfield comes to the autumn market with Norma Healy of Sherry FitzGerald, carrying a €750,000 guide price — substantially up from the 2013 figure and reflecting the market’s resurgence.

And what an immaculate property it is too — this is a classic, turn-the-key-and-you’re-home job, with every last bit of space eked out, (from the attic, too) and turned out in the best of interior finishes, including a spanking, soft grey kitchen from Glenline.

South-facing, with manageable gardens to the rear and a long front garden with plenty of hard standing, the house is a fully finished product for those looking for a headache-free transition.

Well-designed from the outset, with a classic, Hogan Architects’ layout of dropped floor levels, high ceilings with good circulation space, the estate is finished in low-maintenance red brick, in a faintly Edwardian style that hits the market for detached houses squarely. The estate has stood the test of time and with light, space and functionality, plus a safe playing circle for children, and even dogs, it has a winning combination.

Over the road, the former Nangle’s Garden Centre is being prepped for a future scheme of one-offs, it’s presumed, and this sheltered and rather quiet area belies the connectivity to the Ballincollig bypass, the Straight Road and the shopping nodes of Wilton and the new Castlepark Centre at Ballincollig.

No 15 is a family home and it shows, from the level of comfort to the level of detailing, including two en suite bedrooms and a good main bathroom, with part of its ceiling hived off to provide access to a third floor office space, with more storage in the eaves.

Working down, there’s a linear landing space, from which four good bedrooms are arranged, including a master suite with a broad picture windows overlooking the green outside and an en suite that’s a great size and very well finished. A punch of colour is provided here by a mustard yellow ottoman in velvet, the rest is calm white and grey.

For the most part, the house is finished in soft blues and greys, with splashes of colour in the children’s bedrooms and in the artwork on the walls. Cornflower blue, washed out taupes and subtle grey create an atmosphere of calm. The main living room is finished in those tones, but a massive mirror on the wall reflects the light from the ground floor picture window, magnifying space — an old designer’s trick.

The guest bathroom is a secreted off the main hallway and again, the delightful wallpaper keeps the wow for the unexpected places, while a black velvet chair in the hall adds another strong colour to the soft landscape.

The kitchen is perfect for a family: Finished in white marbled Silestone and painted in cornflower, it’s classic/contemporary and smart enough to please the most critical viewer. It leads through to a hidden utility, with access to the side, and them onto the dining area, which is finished with comfortable, taupe upholstered chairs.

Two steps down is the family room, with warm wood stove and comfortable furniture arranged around — this area leads directly onto the back garden which is a good, square space, with high walls, mature planting and plenty of privacy.

Norma Healy has only just listed this property, but she expects a strong response: “This is a beautifully-fitted and exceptionally well maintained four-bedroom detached family home with an attic conversion that is set on a large site within the prestigious Hayfield development.
