Located at Lisheenacreagh, just three miles north of the west Cork village, the property is a substantial, 157-acre holding, which, while it has just 40 quality arable acres, also has entitlements of €8,692 per annum.

In a location most favoured by blow-ins, alternative lifestyle-seekers, retirees and others, the opportunity to purchase a farm house, traditional stone yard, and a couple of acres should bring in the non-farmer buyers as well as forestry interest.

So far, however, it’s mostly been local and farmer interest, says John Hodnett, who is seeking €400,000 to €450,000 for the farm, which can also be offered in lots, he says. Because it’s in one block, just divided by a country road, the proportions of this farm are good.

The quality lands and the roadside farmstead are on one side, and the rough, upland grazing is on the other.

Consequently, the farm can be offered in a number of lots or in the entire, say the agents.

Buyers can purchase the house, yard and 45 acres in one lot or, alternatively, there’s scope to sell the farm stead separately, with just two acres, for a price of €80,000 to €100,000, which will increase its appeal as a holiday-home buy.

While the property is in a state of grace and has all of its original features intact, the house does, nonetheless, require a lot of work to bring it up to today’s standards.

The lofted outhouse in the yard also has potential, while the two acres adjoining are south-facing, says John Hodnett, like the rest of the farm.

The upland element is suitable for rough-grazing, he says, and also forestry, subject to planning permission, and this lot comprises 114 acres in one block. Both halves of the farm have excellent road frontage and the agent is open to negotiation on any lot.

The location of the property at Lisheenacreagh is not too far from the sea and the high points of the farm have good views over beautiful, Roaring Water Bay.
