Sites down to just €130,000

WITH self-build a talking point at the moment, going for the site option is good value in conditions of low construction demand and exceptionally low interest rates.


Right now, a selection of sites at Shournagh Valley, Firmount, in Co Cork, has been sharply reduced to sell.

On the market at €130,000, down from €200,000 for a 0.33-acre site, the strategy is working for Sarah O’Keeffe, of Fleming Auctioneers, who has immediately sold three in a serviced scheme at Firmount, Donoughmore, Co Cork.

With full planning for three house types, ranging from 2,600 to 2,900 square feet, each plot is on a level field close to the local school and is located one minute from Blarney village.

It offers a break to those unable to build in this predominantly green belt area, and the service costs are put against the selling price, which reduces the stamp duty component for buyers.

* Also on offer in the greater Cork area are three fully-serviced sites of 0.5-acres apiece at Kingsland, Waterfall.

Guided at €180,000, through Terence O’Leary, of Murray Browne Auctioneers, the sites carry an A3 zoning, (a locals-only clause) and are sold subject to planning.

The agent also has a one-off site, of half an acre, at Rocklodge, Carrigrohane, which is on offer at €235,000 and carries an A3 zoning.

Meanwhile, O’Leary is selling sites with full planning permission at Wheatfields, Kilmoney, outside Carrigaline, for offers in the region of €180,000.

Part of a scheme of detached, one-off houses, the three remaining sites have full planning permission and are fully serviced. And, he says, all of the properties listed are open to reasonable offers.
