Kinsale cottage could be worth knocking down and replacing

YOU could take a sledgehammer to this Kinsale cottage — the former labourer’s cottage is on a site so good it merits going for planning for a replacement dwelling, larger, and on a different portion of the site to get sea views.

That’s according to estate agent Victoria Murphy, who prices this old-fashioned, single-storey dwelling near the Old Head of Kinsale and the Speckled Door pub and restaurant at around €170,000.

Key to its value, she says, is the three-quarter acre site with views back across the sea towards Kinsale.

"It has coastal views to die for," she enthuses, "lots of people would knock the cottage and build a fine house further back to avail of the panoramic views."

Subject to planning permission (and the area is tightly protected) she says "one could live in the cottage with a little TLC and then rebuild later on."

It is within a walk of Garrettstown beach, the Old Head has its famous golf course, and Kinsale is a 10-minute drive away. "Kinsale seems very active again for a change, hopefully it’s a good sign," she observes of this ‘priced to sell’ executor sale cottage.
