Emphasis on site at Boreenmanna cottage

THE first thing a buyer might do with The Cottage, on Cork’s Boreenmanna Road, is to change the name — and then knock the cottage itself.

Having outlived it usefulness, and mostly likely its name unless kept on with a hint of irony, The Cottage is essentially a site sale: the sale brochure doesn’t even bother describing the space or the rooms in what’s on offer here.

Instead, there’s a site map, showing a deep site of about a quarter of an acre.

It has outline permission in place for a replacement home, albeit a single storey one.

Location is towards the far end of the Boreenmanna Road in Cork, near the Maxol garage and Crab Lane NS, the GAA’s Páirc Ui Rinn, and Cork Con for rugby. There’s also a public amenity park leading to the Ballinlough Community Centre and tennis courts.

Auctioneer Ann O’Mahony of Sherry FitzGerald seeks offers around €285,000 for The Cottage, stressing its good location for a range of services.

Even though there’s only outline planning for a replacement one-storey dwelling, there’s recent precedence in the vicinity for larger and higher homes, so intending buyers might like to sound planners out on this possibility.
