Big farm in prime location
The 141.5 acre roadside holding, located at Ballyard, Dungourney, has only been on the market a couple of weeks, but the size and the location of the farm is drawing in the buyers.
Adopting a low-key approach, Davey Keane is selling the property by private treaty for his businessman owner, who has let the property for some time.
The David Keane Property Services agent gives a reasonable guide €1.2 million for the property but is open to negotiation on lots.
The land is divided by the Midleton/ Castlelyons road a and has the bulk of the land in a 95-acre lots facing west, while the remainder, 46.5 acres lie eastward and have plenty of frontage, which would make it suitable for subdivision, he says.
“It’s the ideal opportunity for a non-farming buyer to obtain a small parcel of land – the 46 acres can be subdivided any number of ways.”
The land he describes as good quality pasture, and the larger portion includes a derelict farmhouse and some sheds, but they yard would need upgrading, he says.
With a rough price of around €8,500 per acre, (around the level banks are reputed to have capped land values), this is an opportunity for expansion for neighbouring farmers, or the prospect of a good life property for townies.
