Price drops again for Sylvan Bank

Saturday, February 06, 2010

ANOTHER lump has been knocked off the price of 12 Sylvan Bank, in Cork’s Blackrock: it has been cut from a clearly aspirational (well, obvious at least in hindsight) €900,000 of 18 months ago to €595,000, having been previously reduced to €750,000 along the way.

Detached No 12 is the last of the dozen houses in Sylvan Bank, which is off Church Road meaning easy access as well to the south city ring road, via Mahon, traffic snarls notwithstanding.

Being sold by a medic who has moved out and since rented it, the house had a surgery in a portion previously, it has about 2,100 sq ft of space in all, with four bedrooms.

The vendors traded up, to an older period house in the Blackrock vicinity, and this good home, built in the last decade or so by Frinailla on grounds once part of the Thompson baking family’s home Sylvan Lodge, is being remarketed by Savills as a trading up option.

Main living rooms interconnect through double doors, facing south and west and the single storey wing on the right (the former surgery) has about 500 sq ft, with high ceilings.

The current kitchen, off the dining room, has painted units, similar to the utility room look, and the four bedrooms overhead have painted built-ins by Home Grown Kitchens. The master bedroom is en suite, and the attic has conversion potential.
