Will this Waterfall home be the next Heatherfield house to break the €1m mark?

Developers Bridgewater have recently sought approval for a further 246 homes, a mix of 143 houses and 103 apartments by their Waterfall Heights development in Ardrostig, while the c 20-year-old high-end Heatherfield development of 60 detacheds in Waterfall village seems to be picking up some mid-life sales churn.

Just up for sale in the Fleming Construction scheme in Waterfall village, just a spin out from Ardrostig and Bishopstown, is No 39 Heatherfield, a five-bed, 2,500sq ft detached home, listed with estate agent Jeremy Murphy, who gives it a €995,000 AMV.

That’s just above the €975,000 AMV that the house next door, No 38, got put to market in May for a family relocating to the seaside. No 38 made €1.15m, according to a fairly rapid arrival on the Price Register.

It was in top shape, with the main house linked to the attached/adjacent garage giving a giant utility space before the garage/workshop beside unfurled, perfect for active families, or those with pets, or just lots of possessions to store.

In short order then, as No 38 chalked up its rapid-order sale, came No 52 Heatherfield Close, slightly more standard to the original Fleming Construction layout and having been rented for a period, and that was priced at €875,000 on launch. No 52 is already sale agreed, understood to be in the early €900ks, with the exact sum achieved yet to surface on the Price Register post-sale closure.

All’s yet to be revealed, as viewings have just started and agent Jeremy Murphy says no-one yet has said to him on early viewings that they’d looked next door, or at No 52 in the past six months.

No 39 has a substantial rear garden with a south-west aspect, along with a storage shed and a garage which has a shower/WC fitted and has Stira to a floored attic area, so it’s ideal for gym or other upgrade uses and next occupants’ wish, he suggests.

It’s just over 20 years old, has a B2 BER with a new central heating boiler fitted as recently as last year, and buyers may qualify for a marginally lower green rate mortgage thanks to the B rating: Flemings built these homes with a then-innovative steel frame, with dense insulation sandwiched into it.

The vendors did other upgrades, such as moving the stairs in the open plan split-level kitchen/dining/family area for more functionality, upgraded the sliding door and back kitchen window. They also fitted a multi-fuel Charnwood stove into a chimney breast and display shelving to add focal point interest and a heating blast in this easy-going family space with 10’ ceilings.
