Substantial dormer bungalow with space for further development
He’s selling the large, dormer bungalow and its half-acre site, but expects the building to go in favour of five, if not six houses.
The 2,300 square foot property is about 20 years old and comes with six bedrooms, which would make it a valuable trading up-property in its own right.
A small-scale builder or developer may decide to put two, high-value properties on the site, says Downey, or go for broke and get a relatively high density of houses here.
Glyntown is close to the Marwood estate and also to the new Fernwood Close development, and is one of the better addresses in Glanmire, says the agent. It has a range of amenities close by and is just a walk to Glanmire village. The link road system is also handily near Glanmire, one of the fastest-growing suburbs in the Cork City area.
The guide price for this Glyntown property is €750,000 and there has been considerable interest so far, the agent says, particularly from small developers and local buyers.
The guide reflects the development potential of this level, half-acre site. And, says Michael Downey, the way it’s laid out lends itself to development. A row of semi-detached or townhouses would fit in nicely here, he says, as would some detached houses, depending on planning.
The main house comes with living room, kitchen/ dining room with utility, lounge, three bedrooms on the ground floor and three more bedrooms overhead. There are bathrooms on both floors and the site is fully walled-in.
