Your Loch-y day, price reductions at prime properties

SIZEABLE price reductions are being flagged for the ’09 spring selling season on two very varied house options east of Cork city.

The asking price on the large bungalow Loch a Teide, with acres of gardens and amenities at Ardnahich, Shanagarry, has dropped from €1.2 million in late 2007 to €900,000.

The 4,500 sq ft house, on 1.8 acres, has feature-packed gardens, stone seating areas, rear decking with eight-person hot tub, a 750 sq ft private bar, and a lofted garage/store, with a further 2,250 sq ft of space.

It is listed with joint agents Michael Hegarty and Remax who says there’s a whole lot of the highest quality space for that newly-revised €900k sum. It is next to a bird sanctuary, and near Blue Flag beaches at Garryvoe and Ardnahinch, as well as Ballymaloe.

Loch a Teide was built around the millennium year, by people with a business in the interiors line, and that inside interest is evident from the quality of its finishes and look, say the joint selling agents.

Extra features include pull-out awnings, lots of decking and a garden that invites year-round use and a host of quirky extra buildings, while the main house has a feature fish tank, and a fireplace in the entry hall, beyond the porch made from Japanese cedar from the Fota estate, and quality stone fireplaces and silk curtains. The house, already sizeable at 4,500 sq ft, has a further 1,200 sq ft at attic level, used as a games room. Meanwhile, also considerably reduced in asking price is a 3,000 sq ft detached new build at Church Hill, Glanmire.

Originally guided at €1.5m by agents Savills, this six-bed home on a landscaped site of a third of an acre is now down to €1.15m with the same agents who expect the market to pick up now on the extra value here.

It has underfloor heating, an attached garage, and four of its bedrooms (the house is three-storeys, with two attic level bedrooms) are en suite.
