Trading up: Waterfall, Cork €395,000

Now just over 40 years of age, this detached home called Whitethorn’s due a makeover.

And, given its location just on the edge of Cork city beyond the new Marymount Hospital campus (that medical and hospice facility is just one large field away) on the way to Waterfall (see also area profile p2), it’s likely to get both viewing attention and bidding, then to be followed by a judicious upgrade and/or extension.

The two-storey 1,600 sq ft house is a basic four-bed (all doubles, though), with one bathroom, and a simple ground floor layout of hall, living room and L-shaped kitchen/dining room, with an attached garage.

Selling agent is Michael O’Donovan of Savills, and he guides at €395,000, and says it’s ‘deceptively spacious,’ on a site of a quarter acre, just a stone’s throw from the edge of Bishopstown. But, its BER is a lowly E2, and so is due energy/insulation upgrades at a bare minimum, and the setting justifies a larger home too, ‘though while the site is deep, it’s not terribly wide.

An example of a similar era home in the final throes of a makeover, insulation wraparound and a doubling in size can be seen for ideas, just on the start of the N71 main Bandon road leaving Bishopstown, also on a hillside.

VERDICT: a good starting point for an edge-of-city detached family home.
