There’s a glimpse of ‘the new’ to be had from the quite traditional No 19 Lima Lawn, in Cork’s suburbs near UCC and just off Magazine Road.
Directly opposite this three-bed semi-d newly up for sale is a very contemporary, 1,800 sq ft flat roofed detached home, one of the more crisp and assertive new-builds in the past decade in Cork. Called Montana, and with green credentials, it featured here in 2009, priced at €650,000, it was later reduced to €495,000 but doesn’t appear to have yet changed hands.
More likely to sell swiftly, and appealing to a range of buyers, is No 19 Lima Lawn, a well-kept but still quite original home, on an angled site in this popular location near UCC and the CUH.
Estate agent Frank Walsh of O’Mahony Walsh guides at €280,000, and that’s quite on the money: a sale here in January was for €278,000, there were two the previous year at €210,000 and €240,000, a couple again in 2013 for €280,000 and €290,000, and one in 2011 for €300,000. At the lowest end of the scale, No 18 sold in 2012 for a recorded €144,000.
VERDICT: No 19 could be extended into its adjoining garage, and may appeal to investors as well as to owner occupiers. It has off-street parking and a secure, wedge-shaped back garden, with paving and lawn.
