KERRY PIKE, CO CORK €270,000
Sq m: 144 (1,550 sq ft)
BER rating: C3
A detached home at 26 Woodlands has been given an interior design overhaul and accommodation tweaks, with quality paints liberally used on walls and even on some floors, while the bedrooms’ tally was also reduced from four to three, to give the property a better balance of living and sleeping quarters.
The dormer-style 1,550 sq ft family home is at Kerry Pike, a couple of miles west of Cork City up in the wooded hills around Carrigrohane, by Healy’s Bridge, making it a short commute to and from town itself, either on high past Apple, or at river level by the Lee Road, with Blarney village also close to hand.
No 26 is now priced at €270,000 by agent Andrea Whelan of Sherry FitzGerald, who says it has been given an extra lift in the looks stakes thanks to Farrow and Ball colours in a number of rooms, with kitchen units painted in a duck-egg blue.
Accommodation sees one ground floor bedroom by a WC, there’s a carpeted TV room/study open off the tiled kitchen, a living room with cast iron fireplace, and overhead are two bedrooms, each with en suites, and one has a walk-in closet.
VERDICT: Above average decor, handy location and good use made of the tiered back gardens with decking.
ROCHESTOWN, CO CORK €620,000
Sq m: 210 (2,300 sq ft)
BER rating: C2
Carrying the same name as a wonderful stretch of stream and forest walks, Glenbower Woods in Killeagh, East Cork, the Cork suburban home called Glenbower House also has its charms — as well as nearby woodland walks behind Garryduff.
A detached, mid-1900s family home with south-facing rear gardens up at Mount Oval, Rochestown, it’s a new-to-market arrival with agent Matt Fallon of FML Properties, who guides it at €620,000, and is open to offers on it. He says the site is private, it’s near the junction with Garrduff, and the Mount Oval district is a short commute back to Douglas and Cork City centre. There’s also shops and services in the big 800-unit O’Flynn Construction Mount Oval Village development, where the bigger houses have been selling in the past year or so at prices in the mid to late €500,000s.
Glenbower House is a one-off, on its own grounds with very well-kept gardens and lots of parking, and has a good mix of ground level living rooms thanks to a side extension, three reception rooms, with one 28’ by 13’ front to back, plus there’s a living room, family room, kitchen/dining room, utility and guest WC.
Like a tree, Glenbower narrows as it goes up, so now there are three bedrooms with one en suite at first floor level, plus family bathroom, and the top floor is home for a fourth bedroom, small landing, and this level has an en suite with shower. In very good overall order, Glenbower’s open to offers.
VERDICT: A tall, layered home and tended grounds in a popular setting.
DINGLE, KERRY €350,000
Sq m: 219 (2,350 sq ft)
Built as a speculative one-off, but not completed, this Dingle home has one of the best views over the scenically-set Kerry town and its exquisite harbour and hills vista. It’s all spread out like jewels beneath its lofted perch, but this home is a jewel that needs polishing.
Being offered for sale in an unfinished state, the 2,350 sq ft detached split-level contemporary-designed home was designed by a local architect, who maximised the views in the stone-fringed house’s design and its large viewing terrace.
Sites up here at one stage were selling for up to and over €500,000, and now selling agent for this home-in-waiting is Paul Stephenson of Sherry FitzGerald Stephenson Crean, guides it at €350,000.
With a detached garage, and scope for four en suite bedrooms, it’s offered close to a ‘builder’s finish,’ though in truth it needs pretty much all of its internal work done to second fix and beyond, choice of flooring, kitchen, bathrooms, tiling, joinery, etc. Don’t expect to see much change out of €100,000 in extra spending, and it’s the sort of home where it could even be folly to put in low-grade finishes in any case — it’s a place that deserves the best.
VERDICT: Bring a quantity surveyor, or a quality builder for an estimate.
