Ballincollig, Cork €380k/€450,000

It’s open viewing time this month out in Ballincollig, Cork, with agent Norma Healy, who had lots through the doors of No 12 Chestnut Crescent in the Ovens Classes Lake development on Saturday.

And, now she’s about to reprise the open viewings again today at a different, smaller and cheaper detached Ballincollig trading up option, No 7 Glincool.

Dearer of the duo is 12 Chestnut Crescent, which Ms Healy is selling jointly with O’Mahony Walsh in Ballincollig.

They guide the clean 2,300 sq ft/214 sq m four-bed on a sloping site at €450,000 and point out that it is bright and accommodating.

It has two reception rooms, study, kitchen/dining room and decking to the rear, with a cobble lock front drive.

And now, for €70k less, Norma Healy is offering 7 Glincool Drive off the Maglin Road, a brick- fronted Ballincollig home.

It too is a four-bed detached, but it’s about 1,000 sq ft smaller, at 1,205 sq ft, and is on quite spacious gardens.

At €380,000, No 7 Glincool has a similar rooms tally as its larger Chestnut Crescent counterpart, with open viewings today, from noon to 12.30pm.

VERDICT: The price difference should mean different sets of viewers for these two.
