Tí Cloch has bonus wooded valley views

HEADING up to a good A energy BER rating is the detached, just-built and almost finished 3,000 sq ft family home, Tí Cloch, at Glen Richmond.

Glen Richmond is home to some fine one-offs and detached houses east of Cork city at Glanmire, with wooded valley views as a bonus.

All but fully finished inside, and with an enviably ‘green’ BER rating, but needing its gardens and grounds also greened in, the four-bed house is a new market arrival with Dennis Guerin of Frank V Murphy & Co auctioneers, who seeks offers around €595,000 – and who has an early offer in at €570,000.

He says, that with very recent landscaping work just done, the lived-in home is 99% complete.

It seems like a lot of house, and features and fittings, for the money, especially given the assumption only a few boom years ago that houses of this standard could fetch ¼1m, give or take. It only comes up for sale as its owner is transferred up the country for work reasons.

And, Tí Cloch gives a lot for its buck: timber framed and finished in quality stone masonry, with limestone window heads and Carlson Dansk double glazed timber windows, it has solar panels for hot water, high efficiency Alugard rads, an A-rated wood burning stove in the sunken living area, and flooring that’s a mix of wide plan oak and marble tiling.

Bathroom sanitary fittings are especially good, and the kitchen is pure high-end, with a big island with marble-slabbed end panel.

The impact starts at the double-height hallway, with exposed feature stone wall and Italian marble floor, and living rooms include a 25’ by 16’ lounge, and sunken living room/family room, plus a large dining area off the kitchen. Several rooms have French doors to the gardens, and a new owner will decide external finishes, such as decking, gravel, patio, planting, etc.

Up through the lofty hall and stairs, and there are four bedrooms, two with en suites and the master bedrooms also has a dressing room. Lighting fixtures are good.
