When the owners of 4 Shannon Terrace on Limerick’s South Circular Road pulled up the carpets and tore down the wallpaper of their new home, they were very pleasantly surprised.

South Circular Road, Limerick €295,000

Size: 103 sq m (1,109 sq ft)

Bedrooms: 4

Bathrooms: 2

BER: D1

At the time of buying the terraced Victorian property in 2005, they were aware that it was well preserved and had original fireplaces, timber shutters, architraves and cornicing, but hadn’t known that the timber floorboards were still in good condition or that some of the timber paneling had survived many decades unscathed.

And, when they knocked a kitchen extension at the back to replace it with a more modern one, they were again pleasurably surprised when they found redbrick which they were able to turn into a feature.

Restoring the 1880s built house, as much as possible, to its original condition while also adding modern comforts, they varnished the floorboards, refurbished and repainted.

Furnishing it with period style furniture, they decided to use the still fully functioning shutters instead of hanging curtains.

Now an attractive and elegant four-bed property, it has more than 1,100 sq ft of living space. This includes a newly-added kitchen as well as an en suite ground floor bedroom.

The front sitting room has a high ceiling with cornicing, a huge window with timber paneling underneath as well as an original cast iron fireplace.

The dining room beyond it is similar in style although it has a picture rail instead of cornicing and the fireplace has tiled panels and is more elaborate.

An archway with some redbrick leads through to the kitchen which combines Victorian style floor tiles and a dresser with a very modern breakfast counter.

Made of stainless steel and topped with Corian worktops, this has a dining area for four people on one side and on the other, a sink, storage and appliances.

Making the best possible use of space in the 11’ by 10” room, the owners have also put units and a cooker on one of the walls.

The new en suite bedroom is located beyond the kitchen while the first floor has a small bathroom, a double bedroom and two small ones.

Behind original railing at the front of the property is a well-tended lawn area while the garden space at the rear has been paved and is used for sitting out and for parking.

Guiding at €295,000, No 4 Shannon Terrace is situated across the road from the Redemptorist church, close to schools and within a 10-minute walk from O’Connell Street.

Selling agents Sherry FitzGerald O’Malley say this very well located and visually appealing property has attracted huge interest: “It’s been viewed by broad range buyers including some trading up, some trading down and also some investors,’’ says auctioneer Ailbhe O’Malley.
