The first viewer at this Midleton property gave an on-the-spot offer of the asking price; it shows well, says Trish Dromey.
Size: 86 sq m (920 sq ft)
THE first viewer to walk through the door of this pretty semi-detached cottage at 15 Youghal Road in Midleton gave an on-the-spot verbal offer of the asking price of €210,000.
“It doesn’t happen very often but it does happen,’’ says James Colbert of Colbert & Co Estate Agents who had other viewings including an open one lined up this week.
He says the location on the Youghal Road within a few minutes walk from the Main Street is a big draw: “It will suit first time buyers as well as older people downsizing and moving closer to town nearer to all shops and amenities.”
An old property with attractive dormer windows and front porch, it has been extended and renovated by current owners.
They added a new kitchen and utility room and the man of the house, a carpenter, put timber shutters on the windows and ceiling beams in the living area.
Offering approximately 920 sq ft the cottage also has a 155 sq ft detached garage. The front porch leads through to a living room with a fireplace and a beamed ceiling.
There’s also a ground floor bedroom, and a modern tiled kitchen with Shaker style units, integrated appliances and a skylight.
Adjoining the kitchen is a large utility room with a corrugated iron roof with a washing machine and dryer.
Upstairs there’s a modern bathroom and two timber floored bedrooms. The owners added double-glazed windows and gas heating and the property now has a C3 energy rating.
The cottage shares a side entrance with its neighbour and has a garage and a garden at the rear. A gate from the garden leads through a field to St Colman’s secondary school
VERDICT: Charming and central
