In the same family’s hands since it was first built in the mid 2000s by Lane Homes, No 13 Cois Chuain, above Cork’s Glounthaune, is shaping up for a sale, and is ready a new life chapter.
The very large, 3,300 sq ft three-storey home, with up to seven double bedrooms, is floated this week on the trade-up market at €695,000, by estate agent Gillian McDonnell of Sherry FitzGerald.
That’s roughly the price that the smaller, two-storey 2,500 sq ft No 33 Cois Chuain came along for sale at back in February of this year: No 33 had launched at €680,000, and it ended up selling for a recorded €715,000 (via Cohalan Downing) after very assertive pursuit and bidding.
The now-despatched No 33 (a different shape too, more dormer in style, and directly accessed from the public road, rather than from within the overall estate) had had a diverse bidding appeal, both to families and couples. It even included one singleton, relocating to Cork and very taken by its quality: he’s since bought a penthouse quality one-off house, on the other side of the city, for the same sort of sum.
In some ways, it’s almost a microcosm of who’s active at the greater city’s upper end in recent months, as No 13 Cois Chuain’s selling agent Sherry FitzGerald now has two very recent ‘sale agreeds,’ both back north of the river around Tivoil and Montenotte, in the broad €750,000/€850,000 price league and in both cases the buyers are people returning to live and work in Cork, after spells in Dublin and/or overseas.
Can she expect the same in the case of Cois Chuain’s expansive No 13, where singletons are not, this time however, expected to feature among the viewers.
It’s being sold as a trade down move, and is in excellent order throughout, with two en suite bedrooms out of its tally of seven beds, says Sherry Fitz’s Ms McDonnell.
As per its neighbours, external finishes include dash, brick and green, copper-style metal canopy or roof sections, and it’s on well-kept and landscaped grounds, which include a detached double garage and sit-out patio areas, with Cork harbour views improving as you go up through this home’s three internal levels.
Internally, No 13 has an open plan kitchen/dining living, with high quality oak shaker units and island, and this airy section opens next to a gable/side sun room with pitched ceilings, and with glazed doors and side panels dividing and linking.
Separately, to the front, there are two other reception rooms left and right of the marble floored and split-level entry hall, one of them is double aspect and both have fireplaces, while this level is also home to a utility and a guest WC. As much space as almost any family might wish for, in a popular development to boot, and the Price Registers shows the four most recent reales (since 2016) all made over €700k, of the overall nine Cois Chuain sales on record since 2010.
