Price reduced for offices in Limerick Technology Park

Limerick offices are being offered at €990,000.

A recent price reduction, down from €1.3 million to €990,000, will bring an office/production investment at Limerick’s National Technological Park to the attention of investors, and end-users.

Listed with Mark Cusack of DNG Cusack Dunne is a detached 13,000 sq ft two-storey property in the well-regarded Castletroy park, just off the M7.

At the reduced asking price, it equates to €73 per square foot to buy, well under replacement cost, or alternatively it can be rented on a long lease at €130,000 pa, or c €10 psf.

The building with reception, offices, board room, canteen and production area (with antistatic floors) is set off the Holland Road and the NTPs distributor route the Plassey Park Road, and adjacent occupiers include Northern Trust, Modus Media, Cook Ireland, Vistakon, HSE and 02.

The building was occupied by electronics and software firm Accutron, in Ireland since 1990, and is now located in Raheen Business Park.

Its vacated building at NTP “is in one of Limerick’s most prestigious business addresses,” Mark Cusack says, noting proximity to local amenities, hotels, conference centres, shopping, schools, crèche and sporting facilities etc. Both investor and owner-occupier demand is now anticipated for this sub€1m investment.
