Passage West's Maple Woods in prime position

Trish Dromey says strong interest is expected in this three-bed semi.

IN THE two years since they bought it, the owners of 15 Maple Woods, Pembroke Woods in Passage West have made this three-bed semi their own.

Changing the interior décor quite substantially they put in a new kitchen, new flooring and replaced the original fireplace with a redbrick one and fitted it with a stove.

“They also improved the insulation and reconfigured the upstairs layout a little. The house is now in excellent condition,” says TJ Cronn of Irish & European auctioneer, quoting a guide of €230,000.

Built in 2000 in an estate with a central green area, the property is a little over 1km from the village. To the front there’s a carpeted sitting room with a redbrick chimneybreast and to the rear a kitchen dining room which has modern cream units and chrome appliances and some timber panelling in the dining area. There’s a downstairs guest WC, and upstairs there’s a bathroom and three bedrooms including one with an en suite. When they moved in the owners made some adjustment to attach the en suite to the largest bedroom. The house has 926sq ft of accommodation and a C1 energy rating.

The owners have used a little imagination as well as some low timber fencing and play equipment to turn the back garden into Fun Land, advertising this fact with a sign.

Mr Cronin says he is anticipating strong first-time buyer in this house — because of its condition, price and location.

The Property Price Register records that 15 Maple Woods sold for €167,000 in December 2015.
