On exclusive drive with golf-course view

IF the march of the Celtic Tiger had gone on longer, the views from number 13, Augusta Drive might be different now.

Mega plans for 1,000 new houses on Cork’s Douglas golf course were bruited at market peak in 2006, when Castlelands Construction agreed development land deals worth up to €200m, including 110 acres of golf club lands.

The club got some inducements already delivered, but with the property market for new builds largely out of bounds, notions of rezoning for large scale development may be a bit of a short-term long-shot.

So, essentially, the views from these 24, big detached houses built in the early 2000s and overlooking the golf course are likely to stay pretty green for quite a while.

Up for sale here, now, in pristine order, is No 13, a 2,400 sq ft, detached, two-storey, quality home, with walled-in and greened-back garden overlooking the 17th hole in Douglas.

Built in a sloping crescent by O’Brien and O’Flynn, as part of the large and fully completed 600-home, Maryborough Woods development, top re-sale values here peaked a few years ago around the €1.2m level for the very best. Number 13 fits that descriptive ‘among the very best’ bill, and is guided on its 2010 launch at €850,000, by agent James G Coughlan. He’s relishing the viewings, because he loves it and it shows so well – and it feels every bit of its decent size, too.

The original design was for five first-floor bedrooms, there’s only four here, and all are a good size, as a result. Two have en-suites, and there’s an interconnecting walk-in dressing room between the two, large front bedrooms.

The main bathroom is quite the Roman bath affair, fully tiled and with lots of tumbled marble tiles, with a feature high-end Jacuzzi bath and tiled steps. The large wall mirror here – like that in the very big, master en-suite – is heated so as not to mist up.

Downstairs, there’s a great-sized main drawing room with deep bay window, a family room across the hallway, and floors are very well finished, in hardwoods or with good carpeting. Decor is spotless, house-proud and balanced, neither too contemporary nor too traditional.
