Tommy Barker on a recently upgraded house of two styles close to all the facilities of Cork’s urban life.
THERE’S an exceptional level of attention to design, decor and detailing at the quality home, 7 St Clare’s Avenue, between Cork city’s College and Magazine Roads: it was an upgrade where the bobs weren’t spared when it was done, top-to-toe, in 2007.
An end-terraced upgrade, with rear/side two-story extension added to bring the floor area to over 2,100 sq ft, it was briefly on the market in 2011, guiding €785,000, but in that lull period, it didn’t find any takers. Instead, it was rented out, to appreciative and fortunate occupants.

St Clare’s Avenue seems to escape the worst of student excesses, and it hasn’t deterred bidding on a nearby home, Bartres, which featured in these pages a fortnight ago. Detached Bartres is now under offer at €480,000 with Frank V Murphy & Co; semi-detached/end-of-terrace, No 7 is a peer property of Bartres.
Having been bought by a young family in 2006, it was imaginatively extended by architect Derek O’Leary to the back, and it really is now, in its new guise, a house of two halves, respectful to period in front, with glistening original floor tiles and redone sash windows in Edwardian style.
Then, it’s contemporary behind, with Scavolini kitchen by David Kiely, with Miele and Neff appliances, and bathrooms and interiors were specified by Odette Kearney - five-star hotel standard, with luxe, dark timbers.
Large sliding doors open the large, open-plan kitchen/dining to the stepped back gardens, where Kenmare-based Outlook Gardens did the bamboo, granite and Dicksonia tree fern-rich landscaping, and in front there’s off-street parking for two cars.
There are four bedrooms, and the master suite really earns its name, with banks of built-ins and en suite with Grohe shower and Villeroy and Boch sanitary ware, and the new, rear portion of this 65’ deep house has underfloor heating.
