LOCATION is everything for a property — especially when the location is in a lush green valley and the property has a terrace overlooking a fast flowing river and scenic views of countryside, mountain and forest.

Nire Valley River Cottage at Ballymacarbry has been a holiday rental for three years, offered on its website as a scenic riverside escape in a walkers’paradise where holidaymakers can also fish, mountain bike or spend time observing the local wildlife.

Back in 2002 the owners bought a one acre site on the banks of the Nire and built the cottage as a holiday home for themselves. Since it was turned into a holiday rental three years ago, it has attracted a lot of favorable comments on the web and according to the owners was booked for 30 weeks last year.

Built in the style of a traditional cottage, the 1,700sq ft property has a large kitchen dining room with pine kitchen units and quarry tiled flooring as well as a carpeted living room which has an oak fireplace with a stove. Both rooms overlook the river and have doors opening on to the decked terrace which runs along the side of the cottage.

Also at this level there’s a bathroom, a bedroom and a hallway at the back which used as a utility area. Upstairs there’s a bathroom and two bedrooms including one which has an en suite and a group of four Velux windows with views of the verdant treetops of the woodland on the other side of the river.

As an unusual architectural feature the property have two curved walls, one separating the kitchen and sitting room and another in the upstairs bathroom To the front the cottage a neatly tended lawn and to the side a long narrow wild garden with a path, which runs along the river bank and is planted with bluebells and other wildflowers. Agent Dermot Power says River Valley Cottage is already getting interest from Dublin buyers and will almost certainly sell as a holiday retreat.
