The family that bought Dunleer 17 years ago knew what they were doing.
Although the house they were buying dated from the 1940s, they were investing in location; proximity to colleges primarily, as their children were coming up to third-level.
Since they bought, the spot the property-savvy couple had set their hearts on has only continued to rise in esteem, and now after the dip days of the downturn post-2008, it is going back up the scale too in value.
They moved the few miles to Woodleigh Park, off the Model Farm Road, just a few miles closer to University College Cork and to Cork Institute of Technology from where they’d started a family, up on Kerry Pike above the Lee Road.
Now, in what seems like jig-time, the family are gone, reared, and educated, and twin grandchildren have arrived.
It’s downsizing time, and a move to Innishannon, close to same grandchildren, is on the cards.
Detached Dunleer comes to market this week with agent Michael O’Donovan of Savills, who guides at €525,000.
He stresses the house’s top-drawer location, site size, and length and sheer garden appeal, and in particular, the scope to extend or upgrade: he’s doing open viewings Thursday, 5-5.30pm.
Dunleer’s setting by the back entrance to Cork University Hospital and maternity hospital campus, off the Model Farm Road and just up along Bishopstown Avenue, means the docs will be out in droves, gathered around the bedrooms here like on-ward consultation rounds.
And, the €525k guide means it’s within the reach of many in this profession, and don’t expect a polite pecking order of seniority to be observed.
There might, even, be an academic type, or a business-background bidder, also in the mix.
It’s a location to suit one and all, all those at least who can afford it, and who might also dream of adding further to it.
A stroll around cul-de sac Woodleigh Park, and the adjacent Highfield Lawn which feeds into up-market Court Cairn, shows the range of extension options open to house of this mid 1900s vintage, from single to double story, and wraparounds.
The area’s been in the throes of contemporary extensions.
Specifically in Dunleer’s favour too is the fact it’s one of the few detached houses around these parts, and its site size of 0.17 acres will allow for a whopper to be added on out the back if so desired, where the immaculate garden could take an add-on of similar size to the existing 1,300 sq ft residence, and still have loads of outdoors space left over.
Sites this spacious aren’t provided any more, that’s for sure.
In the current owners’ time, Dunleer has been improved and upgraded, and has one of its four bedrooms downstairs, en suite with dressing room, so is already very adaptable for a range of new occupants.
South-facing to the front, it has 1,300 sq ft right now, savouring the sunny aspect, and has yet to really open up to the potential of the back, north-facing garden where, with good architectural advice and input, rear-adds ons can be crafted and shaped to get the most of the morning and evening light.

The Model Farm Road area currently has a small handful of family homes for sale, with semis priced in the mid €300,000s to mid €400,000s, and the most recent top sales have seen one or two transactions north of €1m.
Nearby, at CherryGrove, the detached home Moyola, on 0.3 of an acre which featured here three weeks ago, is guided at €850,000, and thus at more higher-echelon, and higher-earning, home hunters.
Dunleer’s got a wider appeal, and lots of options.
VERDICT: In Cork terms, a stellar location, so worth pushing the boat, and the budget, out for.
