recovering economy back on the march.
And, it’s quite possible that when No 37 is in new ownership, it will reign over all and sundry.
Right now, it’s a lovely, 1940s bungalow with a bit of olde-world quality, offered for sale as executor sale at the end of a life-cycle, but it’s the gardens and sheer site size that will most impress viewers.
Set at the corner of Upper Beaumont Drive and Dundanion Road, this is as suburban as it gets, estates in all directions to Blackrock, Ballinlough, Ballintemple, Douglas, even, with Beaumont’s national school a walk away through a lovely leafy public park with just-realigned soccer playing pitch as well.
You could nearly field a team on the gardens at No 37, a lovely, almost-square corner plot of 0.43 of an acre. It’s 136’ by 138’ feet, and it’s very rare to get so much space on so regular a site.
Other Beaumont houses nearby have gardens as long, but at maybe a fraction of the width. No 37’s in the midst of its grounds, and so is open to all options.
It can be upgraded, extended to either side, to front or back, or by going up. Right now, it has just a bit over 1,200 sq ft, with three bedrooms, and a side entrance to a central hall.
There’s a linked sitting room and dining room, kitchen redone 10 or more years ago, and bathroom that been made more accessible for all ages.
Plus, there’s a hall access door to an attached garage, used as a utility room, and which has a wooden floor.
It’s been a minded family home, but shows its age and it’s certain whoever buys will have far grander plans for it, and will be able to invest in a location that will repay in spades.
Spades? There will be builders here too, looking at all options, doing up, adding another house or two, or even clearing the site, and going all out on all-new builds like Rockforest have done on nearby Church Road, where the last of three A-rated homes on slender sites is selling at €525,000 for a three-storey five-bed of over 2,000 sq ft.
Selling agent for No 37 Dundanion is Dennis Guerin of Frank V Murphy & Co auctioneers, who guides at €435,000 and who’s confident of a surge of interest; he expects bids from a wide spread of backgrounds, from romantics to hard- nosed realists, and from those who’ve waited years for the chance to get a decent home in such a fantastic setting.
Right now, the main living rooms are up front and bright, with double aspect, they’re south facing, and bedrooms are at the hall’s end and to the back, while a distinctive feature is the brick work, at plinth level and around some windows.
It’s a good bet that whatever gets built/added on here in time will also feature some brick, as homage to this house’s original build quality and aesthetic.
The gardens include mature borders and boundaries, an attached garage, big timber shed, and a separate block-built garden shed. Access is on the Dundanion Road, and neighbours are a mix of bungalows and two-storey semis, many now with contemporary extensions.

No 37’s great gardens mean something very special could be built here, either a single home..... or several.
VERDICT: The asking price with Frank V Murphy & Co may only be a starting point.
