Big house carries €1.5m price tag

Stunning farm and period property at Warrensgrove is being sold in one lot.

Prime period properties are rare enough in the Lee Valley — most have been snapped up, are passed through the family line, or have been demolished in favour of smaller holdings.

In the case of Warrensgrove at Crookstown, Co Cork, the original house was burnt down, along with a necklace of similar properties in the area. Since the twenties, the residential element of the Warrensgrove estate shifted emphasis to the courtyard of building which were built across the way, in a subtle, neo-Tudor style.

The original, ‘Big House’ was not very old, late 18th century, so that the coachhouse was in good nick, but now it’s in even better condition thanks to a huge overhaul and investment by its present owners.

On the market quietly for some time, the owners have decided firmly to downsize and have also readjusted the asking price on the market of their 80-acre, residential property located to the west of Cork City. And it’s a superb buy — comprising that rare thing, a quality house, with a good bit of land and a top quality residence.

The 80-acre farm is in one sloping, south-facing block and it’s bisected by a fast flowing stream that brings water to its five or six paddocks. The divisions are well fenced and there’s a central farm roadway with good shelter from a number of mature stands of timber. In all, there are over 65 arable acres and about 15 acres of woodland.

The setting is matched by accessibility — although set in its own private alley, the house is a two-minute drive to the main Cork-Macroom road and with the Ballincollig bypass can be as little as a half hour’s drive to the city centre. On the market with joint agents, Christy Buckley and Celia Lamb of Ganly Walters, this is a country house sale, but may well appeal to local buyers too, as the land is top quality.

Warrensgrove is being sold in one lot, however, and it includes the immaculately converted 19th century courtyard of buildings. Following a top level conversion, this now comprises a 5,000 square foot house with five bedrooms, four bathrooms and a master suite, and a large apartment.

And there’s even more potential in the remaining undeveloped buildings, should that be necessary, but as it stands, the present house is more than sufficient for luxury family living.

Insulated throughout and with underfloor heating, the house includes a range of living space and also, a top level tack room, as well as a wine cellar — a swimming pool would be the cherry on top of the icing on the cake.

The property has been used for training eventers and it comes with a modern yard, including large sand arena and American barn with four stables and plenty of room for more. The land has been grazed and cut for silage and grassland management is excellent, so the farm could adapt to any agricultural purpose, says Christy Buckley, though most of the interest so farm has been from those with equestrian interests and from abroad, he says. The revised guide price of €1.5m has seen renewed interest in Warrensgrove, he says.

Celia Lamb of Ganly Walters says the response has been positive and the quality of the property is attracting serious viewing interest.
