Have you design on a Glanmire citadel with a Cúl look?

IT certainly isn’t predictable, but then very few of the houses in this exclusive enclave in Glanmire, Co Cork come out of a pattern book.

No 2 Cúl Cluthair is a grand design on a scale that’s rare enough for a city in love with the traditional.

This is an angular, almost Teutonic structure with a sudukoeque internal layout and a total area of just under 5,000 square feet. Shy and retiring it ain’t.

But it’s a refreshing change from the rich-pile Georgian/Victorian knock-offs we are more accustomed to and miles away from the doughty, dormer bungalow.

This five-bed, five en suite, hug of a house is shaped to meet the contours of its site: it’s like a Glanmire citadel.

Like two arms gathering around a central courtyard, the entrance is secreted away inside three main blocks whose glazed internal panels reach upwards.

Render, cedar and glass are the main components and the asymmetrical rooms, oblique windows, various terraces and angular layout will provide a riot of interest when it is finished. Because this mould-breaking build is only halfway up — it can come finished or be bought as is — for around €700,000.

The owner/creators are moving away for work reasons and have put the property on the market with Diarmuid Dooley of Dooley and Howard. He’s prepared to talk in or around the guide price, but says the property can be finished and sold for around €1.1 million.

Now bearing in mind sites for this scheme were sold in the boom, and that the structure, the block, steel and roof end of it, is up, then the €700,000 guide isn’t bad, in fact, it’s a bit of a snip.

With build prices coming in at close to €65 per square foot for the bog standard build, then a top quality finish here would be at least double that amount — but look at the house it would create.

There isn’t any great charm in the house at the moment, it’s in that interim, grey stage, but the bones are fully in place.

However, the quality of the location and the surrounding houses will certainly sway viewers, which is why this Sallybrook property is well worth a look.
