Donald Trump’s multi-millions aren’t required for a property investment at Doonbeg — this two-bed suite at his five-star luxury golf resort in west Clare has just come on the market with a guide of €300,000.
No 15 The Lodge is the first property at Trump International Golf Links, Doonbeg, to be advertised publicly for sale in recent years, and according to director of real estate and membership sales at the resort, Brendan Murphy, it “is a rare opportunity”.
As the full 18-hole golf course is set to open next month, he says it’s also timely for a buyer who wants to play there during the summer.
One of 75 individually- owned properties which make up the resort accommodation, it’s one of 15 suites located in the main lodge building at Doonbeg.
DA two-bed suite with 749 sq ft of living space, it was decorated by an interior designer when the resort was originally built and has been maintained to a very high standard.
Accommodation includes a timber-floored sitting room with a fireplace; timber flooring and ceiling beams came from an old Kentucky log cabin.
There’s also a kitchen with modern cream units with granite worktops and quality appliances and two carpeted bedrooms with en suites with Carrerra marble sinks and tiling.
Mr Murphy says the tastefully decorated property is being sold fully furnished. It has a C1 energy rating, and parking.
A condition of purchase is that the buyer becomes a member of Trump International Golf Links, Doonbeg, and pays €15,000 joining fee as well as €5,200 per year for a family membership (€3,200 for overseas members).
A purchaser can put their property on the rental programme or pay a management fee if they wish to use the property for themselves.
Mr Murphy says that the vast majority of owners take part in the rental programme and have the use of the suites for a set number of weeks during the year.
He describes the purchase of a property at Trump International, Doonbeg, as a lifestyle choice which does not guarantee any rental yields.
Owners buy for “the golf and the lifestyle,” he says, adding that approximately 60% of the properties at the course are US-owned.
Mr Murphy says that since Donald Trump bought the resort in 2014 he has made a significant investment in the facility and its infrastructure and in improving Wi-Fi access.
“The full 18 holes in the redesigned golf course are set to open in mid May,” he adds.
Plans to build a 2.8 kilometre wall to protect the Doonbeg course from erosion received a set back this week when An Bord Pleanála turned down an application to have the area declared a Strategic Infrastructure Development.
Trump International has announced its intention to re-lodge an application with Clare County Council.
In the region of 13 sales of Doonbeg properties are recorded on Property Price Register since Mr Trump bought the resort.
Mr Murphy says that these sales weren’t advertised but added that since he put No 15 on the internet in mid April it has generated significant interest both in the US and in Ireland.
