THROW the word ‘detached’ into the equation with a recognisable address like ‘Menloe Gardens’ and, really the hearts of the upwardly mobile and aspirational home hunters will go aflutter.

Factor in the fact that Menloe Gardens is one of the more chased-down addresses in Blackrock, and the mix gets even headier.
An illustration of the growing aura around suburban ‘Blackrock sur Lee’ was the turn-out of up to 500 viewers on Saturday afternoon last for the ‘open house’ launch of Blackrock House’s 27 apartments, priced from the mid €200,000s to the high €400,000s by agents Lisney in the converted former Ursuline Convent: it was our Cover Story last week.
The majority of the 500 of course were curious, or past pupils, or neighbours, but the sheer numbers took everyone involved by surprise.
Now, throw the ‘Derrylea’ into the mix, and you can be sure there’ll be a bit of chatter about the proposed sale of this detached five-bedroomed Blackrock home.
“I think it will make the million,” says Ann O’Mahony of Sherry FitzGerald, as she bring the five-bed mid-1900s build, with 1,900 sq ft of space over two levels, to market.
Sherry FitzGerald guide Derrylea at €980,000 as they prepare for viewings, and it’s the second house sale they have right now in chi-chi Menloe Gardens.
At the end of August, they put the semi-detached do-er upper Ardvarna right by the entrance to Menloe on the market, guiding €440,000, and it has had a good run of viewings, but no offers in yet.
Because of the scale of work needed to modernise/extend, it’s likely the interested parties are doing up budgets and compiling wish-lists, with total tallies likely to come inn north of €600,000 once renovated in new hands.
So, from €440,000 for a sub-1,500 sq ft four-bed semi needing work, up to €980,000 for a larger, clean and bright detached five-bed in the same estate is quite the jump and spread for home-hunters to get their heads around.
Derrylea’s vendors bought it a number of years ago (it went for sale in 2006 guiding €1.2m, but there’s no Price Register data for those years, and since it sold it back then it was improved, exended into the garage, got a new kitchen and en suite, a new arched feature porch entrance, etc).
The buyers have been living abroad and in Dublin in recent years, and aren’t returning to Cork.
It has been rented out in their absence, and has been well kept, but it’s now unfurnished, so viewers will have to imagine their own belongings in situ, and their own pictures on the all-cream walls.
Largest room off the tiled hall is the kitchen/dining room, with Travertine floor, painted units and island with granite tops and Belfast sink, and it has garden access, a dining section down a step in what was the integrated garage, and it has access to the west-facing back patio and garden.
In all, this room spans 29’ across the back, and 19’ front to back, with overhead Velux, and has both utility and a separate guest WC directly off it.
There’s also a modest 13’ by 11’ front family room, and a full-depth 19’ by 10’ living room, with a stone fireplace and French doors to the westerly, paved patio, and this is under an unusual projecting bedroom extension, which means a section of the large patio is effectively roofed over: an Irish solution to the Irish climate?
Upstairs are five bedrooms, three relatively compact (original ‘Domestic Revival’ Menloe Gardens house didn’t have super-large rooms in any case), and the en suite master bedroom is largest, at 16’ by 11’.
The next largest is 13’ by 11’, and is next to the main family bathroom in the return wing off the stairs.
VERDICT: Needs little more than a personality injection and splash of colour to Derrylea home.
