Houses prices in some parts of Kinsale are dropping jaws, so buyers might cast an eye over Stonewell, says Tommy Barker.

The owners of No 20 Stonewell on Kinsale’s Catholic Walk, and its selling agents, Engel and Volkers, will be praying for similar bidding attention as received this month by two houses with views in Ardbrack.
Two weeks ago in these pages we carried the sale launch of a former council house at 7 Ardbrack, Kinsale, at €1.2m with agent James Murphy.
It had been extended up to 1,700 sq ft of high-end space, albeit semi-detached.
Local jaws dropped, as they did the week earlier, when Ron Kruger of Engel and Volkers launched the similar mid-1900s vintage No 9, with just 650 sq ft of more basic space, at €795,000.
This week, diminutive No 9 (with FPP for extension) was at €880,000 in offers with E&V, and fully done No 7 inched ahead at €950,000, with further bids due close to its €1.2m guide.
Blame, or praise, or credit the views over Kinsale harbour for those prices, and, yes, those adjacent semis are in Kinsale’s priciest perches.
For a fraction of those lofty prices, a family buyer looking for even more space around Kinsale might cast an eye over the detached No 20 Stonewell, which has a surprising 2,368 sq ft, thanks in part to a second floor, tucked away, 20’ by 10’ attic room.
Beneath, its first floor has four pine-floored bedrooms, one en suite, plus main bathroom, and the ground floor has a fifth, en suite bedroom, as well as a guest WC.
Also at ground-floor level, there’s gas-fired underfloor heating, and an open-plan tiled kitchen with bright, extensively glazed dining area. Alongside is a 25’ by 16’ living room with chunky feature timber fireplace, and solid wood flooring.
Auctioneer Ron Kruger says it is finished to a very good standard, is immaculately kept and is in a quiet residential estate, with large green and private garden, with off-street parking for two cars.
A niche scheme of quite large detached homes on good, walled sites within a walk of the town of Kinsale and the new SuperValu at the Glen, Stonewell was developed around 2001 by Bride View Developments and has a number of the distinctive dormer home features associated with that firm.
Location is on the Cork side of Kinsale.
Nearby, too, other agents (Savills) this month launched a new homes scheme and show unit, Kinsale’s first in many years, with 27 homes to be built at Cluain Mara.
There, detached of 1,818 to 2,450 sq ft are priced from €460,000 to €550,000: Over 200 people turned out at the weekend showhouse launch.
VERDICT: Stonewell’s good to go.
