Kinsale’s Ardbrack property has it all

Trish Dromey hears about a property in Kinsale that has it all —superb location, stunning views and great size.

Raintree House could be a tempting prospect for buyers who have been biding their time in Kinsale waiting for the opportunity to buy a big house with sea views.

Selling agent Brendan Bowe says that there is currently a shortage of good quality large homes in the town and that quite a number of people are renting as they wait for something like this to become available.

“This property has it all –a great address at Ardbrack, Summercove, a superb location close to town, as well as views of Charles Fort, Summercove and the mouth of Kinsale harbour,” he says adding the 3,268 sq ft house has enough living space to accommodate any family’s needs.

Built around 25 years ago, Raintree House started out as a more modest single storey bungalow. The current owners bought and upgraded it around 12 years ago and later carried out a major extension – adding a second floor with distinctive triangular shaped windows and a balcony to make the most of the views.

It was also at this time that a new kitchen was added on and fitted with glass frontage and a section of glass roof to let in the light. During the alterations the property also acquired seven en suite bedrooms.

In the past, Raintree House operated as a B &B and its website can still be found online. Offering en suite rooms with sea views within a mile from Kinsale town centre, it has much to offer tourists and residents.

Mr Bowe says it now has much to offer families looking to upgrade. Within a short time of going on the market Raintree House received a “reasonable significant offer” but the agents aren’t ready to close the sale yet. Mr Bowe expects continued interest and thinks it’s possible it might attract the attention of locals who returned to the area over the Christmas

VERDICT: Sales have been brisk in Kinsale last year. Three houses with Ardbrack addresses are on the Property Price Register as having gone for over €1m in 2014.
