Cosy home with grand ambition

Carrigaline, Cork  €210,000
Size: Sq m 88 (954 sq ft)
Bedrooms: 3 Bathrooms: 1
BER: C3
Best Feature: Tasty out

The garden alone should swing a sale for the owners of 9 Clevedon Gardens, in Cork’s Carrigaline. Even though the weather’s none too kind this month, there’s a hint of an ‘outback’ oasis to be enjoyed here, behind the 950 sq ft, immaculate three-bed bungalow family home, which quite handily has two sets of plans drawn up for extension, one for 1,300 sq ft all-in, another to as much as 1,700 sq ft.

The detached house as it stands was built in 1999, and its house-proud owners (one is a building quanity surveyor) got seriously into their garden enjoyment from 2005, adding a large Indian sandstone patio, glasshouse, chalet-like shed and pergola (with hammock) for outdoor activities and relaxation.

In all, now, there are three defined garden seating areas for different times of the day, for mornings, evenings on the patio, and by the honeysuckle and clematis-clad pergola and BBQ any time in between. It’s going to be scented delight come spring, or even with a blast of winter sunshine.

The couple, with young family and a granny who’s into gardens, didn’t ignore the house, though: it too has been upgraded, re-insulated in the cavity and up in the attic and has a wood-burning stove in the 18’ by 12’ living room, with bay window

Guided as €210,000 it gets a C3 BER, and deserves better given the cosiness (the heating’s rarely used, the owners say, as the stove’s the job for almost any month of the year).

Estate agent Fiona Waldron of Jeremy Murphy & Associates listed No 23 just last weekend has already had two days with open viewings at this smartly-presented home, one of nine in the well-regarded scheme off Upper Kilmoney Road.

Ms Waldron says No 9’sin showhouse order, with two doubles and one single bedroom, main bathroom with bath and separate shower, and bright kitchen with cream units, patio access and two over-head Veluxes.

VERDICT: Wide appeal for starters-out, or traders down.
