The official address is Killard, Blarney, but locally the area is know as Faggot Hill, and it’s the connecting road from Blarney village to Clogheen Church, a lovely countryside location, but one that’s five minutes from Apple in Hollyhill a little bit more to Sunday’s Well, which in turn leads on to UCC, CUH and all the other major employment nodes in the western cities.

According to Norma Healy of Sherry FitzGerald, who’s selling this house, Emoh Ruo has been superbly upgraded by it’s owners, who dragged it from a low E rating to an excellent B3 and along the way added on a south facing sunroom with cosy stove, which the agent says, heats the whole house at this time of year.

In terms of rundown of rooms, it offers quite a bit of scope at the asking price — similarly-sized new builds further along the road at Kerry Pike, which are launched this weekend, start in the low fifties, so this house compares well for those who want to live in the area.

The house has views over green fields with cows who make their slow way to milking past the house each evening, says Norma Healy. It’s really quite bucolic, she says, but is only minutes from town.

The main living room is large spacious reception room with a feature bay window and a cast iron open fire with back boiler. There is a built-in display cabinet which is also accessed from the kitchen.

The kitchen/ family room area is a the perfect open plan zone with a good range of vanilla units, some funky shots of colour and a granite worktop for durability. 

The dining/ sunroom ticks all the boxes, says Ms Healy and comes with large picture windows, vaulted ceiling with one glazed section, and a free standing stove in a brick surround — the room is ready for all seasons, she says.

“There’s a dresser made from reclaimed school desks which still bears the marks of generations of students, once you open the drawers,” she says, “and there are reclaimed floor boards here, too.

The ground floor also has a good utility room leading to the garden and detached garage, an ensuite bedroom, two further bedrooms and family bathroom. 

Overhead, there are two more bedrooms, with master suite, bathroom and guest bedroom.

“To the front we have a lawn and a tarmacadam drive with ample parking. To the rear there is a large lawn with a raised patio area and mature shrubs and trees to the boundary. 

"There is a two storey garage which has electricity and would be suitable for conversion subject to planning,” Norma Healy concludes.

Verdict: Definitely worth a visit if you’re shopping for a detached, country home close to almost everything.
