By comparison, no 3 Seven Oaks is on the market at €470,000, a realistic valuation for the four-bed, says Murphy.

Immaculate inside and out, the house is one of just five in a row facing out on to a leafy green area, with the road beyond.

It has a large, landscaped site to the rear and good gardens to the front.

The main living rooms interconnect and there’s an eat-in kitchen, with attached utility, at the back.

An extra playroom/ study is just off the main hallway and overhead are four good beddrooms, with a mix of walk-in wardrobes, fitted robes and ensuite master.
