Tommy Barker visits a city outlier and townland that was recently a rural idyll, but now is an accessible and sought-after suburban stretch.

Cork city, or at least its suburbs, have come out along the way to meet Chetwynd in the almost 30 years since is occupants first moved here.
Set at the ‘Ballyorban Triangle,’ this increasingly accessible location is an equidistant 4kms from Monkstown and the harbour, 4kms from Rochestown, and another 4kms from Carrigaline.
And, thanks to the Slí Carrig Donn/south ring road network skirting through Douglas, the city centre is just a 15-minute spin too by car.
“When we came here in 1986, it seemed like the sticks”, say the owners, and happy residents, recalling the days pre-Ring Road, when commuter traffic was a solid, block from city to Douglas and beyond. Praise be the Ring, suburban Cork’s belt loosener.
That easy access means whoever next lives in Chetwynd will have an easily accessible acre of manicured grounds, year-round colour and horticultural interest, long-distant views to the crown of the airport hill, and a supremely comfortable, twice- extended. home, for their €675,000 or so, via estate agent Suzanne Tyrrell of Cohalan Downing.
Ballyorban’s home to a good clutch of very upmarket large family homes, many of them on several acres with stables, tennis courts and such like, and it’s sort of a secret ‘outer-Rochestown’ too.
(Because of the scarcity of planning for one-offs here still, Cohalan Downing have recently secured €380,000 for a 0.7 acre site at Ballyorban, 1km from Chetwynd.)
The resurfacing last week of the worst section of the Rochestown Road by Clarkes Hill helps ease yet another commute stretch for the vicinity and harbour commuters, while the widened and upgrade feeder road (plus new stone walls, given to homeowners who may have lost garden slices) from Maryborough Hill to Garryduff has suburbanised a stretch that was oh-so rural a decade or two: it’s all quite Foxrock now, really.
Having moved here in the mid 1980s, the now-departing and trading-down owners of Chetwynd extended in 1996, by going upstairs, and again did another major job in the 2000s.
The latter added a lovely, arched bay front to a much-used and large family room with west-facing views and deck access, while even better views can be had from above the bay, with a large balcony reached off the high-ceilinged 24’ by 15’ master suite, with both en suite shower room and a dressing room, which has back garden and garden terrace views.
There’s 2,800 sq ft here, plenty for most families, with a useful layout that sees one of the four bedrooms at ground level, and it too is en suite, perfect for a teen, guests, or for those who just can’t be bothered with stairs anymore.
All of the three first-floor bedrooms, and the main family bathroom (with jacuzzi bath), face the front, with great west garden vistas.
The acre’s back section is as deep as the front, as skilfully planted for variety and interest, and the very rear portion has a secret, wilder area behind a high beech hedge, much appreciated by the fly-by, walk-through pheasants who deign to grace the lawns of Chetwynd.
There are seemingly acres of comfortable day-time and living space inside this well-delivered family home too.
There’s a wide entrance hall with Junkers oak floors, and to the left is a 20’ by 14’ calm space, a formal living room, with gas insert fire in an elegant Georgian chimney-piece.
This rooms leads round to a side dining room, next to a back hall, utility and back around to the very bright breakfast room/ kitchen, with Neff and Bosch appliances and creamy painted units.

It continues around to the side garden, with access via a cut-out section in a high evergreen hedge, looking like one of those cartoon walls after a cartoon character has run straight through it. The other side of this hedge has a big deck for evening sun, ringed in plants and pots with agapanthus currently in bloom.
The decked section has an easy in-out connection to the 350 sq ft family room via French doors to the side of the window’s bay, with virginia creeper inching back along the walls from the sandstone-paved steps by the front entrance door and drive.
Condition is as good outside around the pristine grounds as the inside is luxe and relaxing.
VERDICT: A one-off to tick a lot of buyers’ boxes. Get moving.
