A NEW house, in a new village scheme, and a new, 2010-registered car to boot — builder Darren Hourihan is out to buck the trends at Rosscarbery’s Courtyard Market scheme.
Even by moving on-site to break ground and start a new development is novel, as builders nationwide remain paralysed by the slumped property market, keeping heads and hard hats resolutely down.
With the optimism of youth, but the experience of building to a high level through a decade of the boom, this west Cork builder has put together a package of a different hue, for an in-fill site in the heart of Rosscarbery, right off the picturesque square.
Come the first few weeks of next year, he will be on-site building six new houses in a block, in place of two older houses and a garden. Deigned to a contemporary look by PLM Architecture, the six will have a mix of one-, two- and three-bed holiday homes, some with roof gardens, still a rarity in west Cork.
For the first buyer to commit, Darren Hourihan will throw in a free Honda Civic, worth €25,000, with a 2010 registration plate.
He did pretty much the same thing a year ago, when selling the last three of some very large and well-finished, 2,700 sq ft detached houses in Skibbereen: he threw in the offer of a €37k Honda Accord — and made TG4 news with the deal the day it hit these newspaper pages. He sold all three houses for around €400,000 (they had been €550/570k), but the first-up buyers negotiated another price cut, instead of the Accord.
Now, the same carrot is offered, albeit a bit slimmer, in the shape of a Civic, to the first to sign up to any of the mix on offer in well-serviced Rosscarbery.
Going on sale via agent, Pat Maguire, are five of the six houses to be built (one goes to the county council) and they range from an 810 sq ft one-bed, at €225,000, through two-beds of 970 to 1,170 sq ft, averaging €275,000, and three-storey three-beds of 1,470 sq ft, with living space on two levels, plus roof gardens. These large, latter homes are priced at €350,000, and there’s car parking for most of the houses, and for at least one Honda.
The prices aren’t the cheapest around, but Pat Maguire stresses Rosscarbery’s still-growing appeal, as it is only an hour or so from Cork city, with beaches across the causeway.
And, he points out that the finishes will be virtually second to none, and says buyers can view Darren Hourihan’s previous work in Union Hall or Skibbereen, to see the evidence of how he goes the extra mile and finishes up his projects superbly.
The Courtyard location is handy for just about everything in Rosscarbery, from the local Centra directly across the road, to the boating centre at the Lagoon, the tennis court, play ground, three bars, top restaurants and take-aways, and with GAA facilities, golf driving range and pitch and putt by the safe, sandy beach and Warren Strand “there isn’t another village in west Cork with such great facilities on offer,” says Maguire.
