New energy-efficient semi-detached homes in Blackrock will gain lots of interest, writes Tommy Barker.

The most ‘market-friendly’ house types to come up for sale at Cork’s Eden development in Blackrock get launched this weekend — semi-ds, to a traditional template, only all backed up with A3 BER energy ratings.
And a recently decked-out showhouse example for what’s to come goes on open view this afternoon from 2pm to 4.30pm via Lisney.
When Eden was first envisaged a decade ago, for the massive amount of undeveloped grounds at Blackrock’s Ursuline Convent stretching back to the Skehard Road/Mahon, high density was the planners’ diktat, with up to 550 units in all to be built on the land, many of them apartments, duplexes and townhouses.
Semis were all but a dirty word.
Now, coming back out of the protracted slump at this development designed by O’Mahony Pike Architects and taken on by Pierce Construction, there’s a launch of 34 new builds, a mix of three- and four-bed semi-ds, with two different examples of the four beds to be produced, of 1,390 sq ft and 1,648 sq ft.
They’ll be very similar to a small handful of semis built back in the 2000s, just past the Aldi and Skehard pharmacy/health centre on the left along Blackrock Avenue, which leads up towards the back of the retained Ursuline Convent garden grounds.
No 10 has been furnished as a comparable show unit, with work on the next 34 to start on site in the next few weeks.
The only visible difference will be the replacement of open fires and chimney breasts with integrated stoves, as well as air to water heating and LED downlighters to get to the A3 BER promised.
Selling agents are Trish Stokes and Cian O’Donoghue of Lisney Cork, who are releasing eight for sale first, with 1,245 sq ft three bed semis at €350,000, and larger 1,388 sq ft four-bed at €390,000, each with en-suite master bedrooms, front sitting rooms and rear kitchen/dining rooms, each with single-storey garden room add-ons to the back as a family space.
Within easy walks are Blackrock village to the north (currently getting a public realm upgrade by the pier), and the booming office park and retail centre of now truly suburbanised Mahon to the south, with the ring road and tunnel beyond again.
The city centre’s about 3km to the west, and Eden is well-serviced by bus routes as well.
The launch of the new-build semis comes a few months after Lisney put a range of completed and finished-off apartments, duplexes and three-storey, four-bed townhouses for sale, at prices from c €200,000 for apartments to €365,000 for four-beds of over 1,700 sq ft, on three levels.
It’s likely those looking for a four-bed home may have been inclined to wait for the semis, which are smaller and dearer than the lofty and accommodating tall townhouses — confirming, it would seem, a preference for a traditional layout when available.
The houses are being sold with fitted kitchens, integrated appliances, and tiled bathrooms.
Acting for receivers Grant Thornton, Lisney’s Trish Stokes says “they are aimed at a wide profile of purchasers, from those starting out to those wishing to trade up or down within the area.
“There is considerable interest in Eden as a location and a large number of people have registered their interest in advance of the market launch.”
Lisney have also been showing 27 apartments at the former Ursuline Convent, now called Blackrock House, with very strong reported levels of activity and bookings.
VERDICT: No half measures at these Eden semis.
